Happinest is a home rewards program offered by TMS in partnership with HomeStory Real Estate Services to help customers buy or sell their new home. When customers enroll in Happinest, they are matched with a certified real estate agent in their area and a TMS loan officer. The real estate agent and loan officer can help them find and finance their next home.
When customers close on their home purchase or sale with their assigned real estate agent, they will receive a reward between $350 - $6,500 , depending on the sale price of the home. Customers do not need to obtain their mortgage from TMS to receive the reward.
By enrolling in the program, you agree to the following Terms & Conditions:
The reward will be issued in the form of a check unless otherwise directed by state law and will be sent to the client enrolled in the program within 45 days after closing.
Due to state law, the reward is not available in Alaska, Iowa, Missouri or Louisiana.
In Tennessee, customers will receive a gift card in lieu of a check. In Kansas, customers receive a gift card of $1,000 to a retailer of their choice (regardless of the sale price of the home). An agent commission reduction, rebate, and/or credit may be available for sellers in lieu of the reward in Mississippi, Oklahoma, and Oregon and should be discussed with the agent upon enrollment. No reward will be available for buyers in Mississippi, Oklahoma, and Oregon.

The Happinest Find feature is offered in partnership with HomeStory Real Estate Services, a licensed real estate broker. HomeStory Real Estate Services is not affiliated with The Money Source Inc., and The Money Source Inc. is not responsible for the program provided by HomeStory Real Estate Services. Obtaining a mortgage from any particular lender is optional and is not required to participate in the program offered by HomeStory Real Estate Services. No reward will be available for buyers in Mississippi, Oklahoma, and Oregon. Rewards in Kansas and Tennessee are required to be delivered by gift card. In Kansas the reward is set to $1,000 regardless of the sale price of the property.

Depending on state regulations highlighted above, reward amount is based on sale price of the home purchased and/or sold and cannot exceed $6,500 per buy or sell transaction. Real estate agent fees and commissions still apply. Short sale transactions do not qualify for the reward. Employer-sponsored relocations may preclude participation in the reward program offering.

Reward is valid for 18 months from date of enrollment. After 18 months, you must re-enroll to be eligible for a reward.
